IT’S TIME TO BE A SHOW-OFF

You’ve done all the work and prep to pretty up your home and now’s the time to show off your handiwork to potential buyers. Our agents at Sands Realty are trained on the best methods to show your home, which include these valuable tips:

BE FLEXIBLE

We know it may be an inconvenience if you still live in the home, but it’s important to show your home to as many potential homebuyers as possible – especially during the first few weeks of putting it on the market. Just ask for a 15-minute lead time to gather your family and pets and leave.

ALWAYS USE THE SUPRA LOCKBOX

For security purposes, never open the door for an agent or buyer, or leave the front door unlocked. Use the lockbox we provide you, which tracks visitors and limits access to licensed active REALTORS® only.

LEAVE YOUR HOME

Whenever it’s possible (with the exception of a napping child keeping you at bay), it’s best to leave the home and leave the tour to the professionals. And if you must stay, try to stay out of sight in the child’s room or a study to at least let buyers poke their heads in the room.

TIDY THINGS UP

Try to maintain a neat and clean home while it’s on the market so you’ll be ready for any last-minute showings. If you’re in a real time crunch, it’s best to tidy up rooms in this priority order: entryway and kitchen, master bedroom, master bath and kids’ rooms.

TURN THE MUSIC OFF

While it may seem like a good idea to have background music on during a showing, buyers may not like your taste in music, so don’t turn them off – turn your music off. One exception: if you have a media room, turn on a good action or kids’ movie to give them a nice demo of this perk in your home.

BRIGHTEN YOUR HOME

Don’t force potential buyers to search for a light switch in a dark entryway. Make them feel welcomed by turning all your interior (and exterior) lights on everywhere and opening all curtains and blinds.

HAVE A PET PLAN

It’s best not to have your pet at home at showtime, as they’re a major distraction for buyers. If for some reason your pet cannot leave the home with you, kennel it in a laundry room or garage (temperature permitting) and give your visitors notice that that pet is still in the house.

LEAVE A TREAT

Serious buyers may go through a dozen homes a day. Stand out from the rest by leaving out a few cold bottled waters, granola bars or simple snacks for guests who are tired and hungry.
